Local property Care in Tenerife for non-resident homeowners

Property care in Tenerife can become surprisingly complicated when you own a second home here but spend most of your time away.

Owning a second home in Tenerife is wonderful — until something happens while you’re away.

This is something I see regularly when working with non-resident homeowners. Most of the time, everything is fine. The difficulty begins when something needs to be checked, opened, repaired or organised — and the owner simply isn’t on the island.

Sometimes it is something small.

An alarm system reports low batteries and a technician needs access. The electricity trips.A neighbour notices something unusual around the property. There has been a storm or heavy calima and you would like someone to check that everything is alright. An important letter arrives and needs to be collected quickly.A plumber, electrician or air-conditioning technician needs access to the property.

None of these situations is particularly complicated when you are physically in Tenerife. From another country, however, even a small problem can suddenly become difficult to solve.

What Happens When Nobody Is There?

A property can remain empty for weeks or even months between visits. During that time, small maintenance issues can easily go unnoticed.

A minor leak, damp, humidity, an electrical fault, a problem with water, or damage after bad weather may seem insignificant at first — but if nobody sees it, it can become a much bigger and more expensive problem.

Regular property inspections help catch these things early. A visit can include checking doors and windows, electricity and water, signs of leaks or humidity, terraces and outdoor areas, and anything else the homeowner is particularly concerned about.

For owners who are away, a simple photo report also gives something very important: knowing what is actually happening inside the property instead of having to wonder.

Sometimes You Simply Need Someone to Open the Door

One of the most common situations is surprisingly simple: somebody needs access.

A technician may need to inspect the alarm system.A plumber or electrician may need to carry out a repair. Furniture or appliances may need to be delivered.A contractor may need access to take measurements or check something on site.

If the owner is away, somebody still has to physically be there.

This is where professional key holding becomes much more than simply storing a spare key. It means having someone locally who already knows the property and can provide access when necessary.

What About Leaving the Key With a Neighbour?

Many homeowners leave a spare key with a neighbour or friend, and for occasional help this can work perfectly well.

The difficulty comes when one favour becomes several.

Could you let the plumber in?Could you check the apartment after the storm?Could you receive a delivery?Could you meet the electrician next Tuesday?Could you check why the electricity has gone off?

Most neighbours are happy to help occasionally, but eventually homeowners can start to feel uncomfortable asking again and again.

A professional local contact changes that relationship.

You are not asking for a favour. You are asking for a service.

And Sometimes It Isn’t an Emergency at All

Being away from Tenerife does not only create problems when something goes wrong.

Sometimes you simply want to improve the property. You may want to replace the kitchen, renovate the bathroom, repaint the apartment, install new lighting, replace furniture or organise several maintenance jobs before your next visit.

The work itself may not require a large renovation company. The real challenge is often coordinating everything.

Someone needs to meet tradespeople, arrange access, receive materials, check progress, take photographs, coordinate appointments and make sure the work is moving forward.

This can all be done while the homeowner remains away. Instead of spending part of your next stay in Tenerife waiting for contractors, deliveries and appointments, the work can already be underway — or even completed — before you arrive.

Having One Trusted Local Contact

For many non-resident homeowners, the most useful thing is not simply having another supplier. It is having one trusted local person who can connect all the pieces.

Someone who knows the property.Someone who has secure access.Someone who can check what is happening.Someone who can meet technicians and contractors.Someone who can organise maintenance or repairs.Someone who can send photos and keep you informed.

That is the role I have for many of the homeowners I work with.

When you can’t be here, I can.
